Real Estate 101 with Karey Brown

It’s always awkward having to write about yourself but writing about our team is easy!  Over the years the Preferred Advisors Team has changed a few times and that’s just what happens in a business.  I’m so very lucky to have so many great people to work with.  Together we have closed well over 1,000 homes.  We’ve seen more than 5,000 homes and we can negotiate like no other!  The really awesome thing about a team is the ability to have many strengths among us.  Together we have one mission and that is to get you to your next home.  I’ll start with April Comstock and Chris Frey.  Together they help run our team.  April is here in Kansas and Chris is in Ohio.  There really isn’t anything Zoom can’t make a workaround for, right?  April is a marketing genius and Chris is a Spreadsheet Guru.  Those are just one of their skill sets.  They have the ability to put anyone at ease.  They also work great together at keeping the team strong in all areas.  The next great pair is Cody Bishop and Jon Lerit.  They are our Transaction Team.  We call them the masters of Chaos!  As you can imagine, with so many great clients and homes that we are in and out of they have more than a full-time job keeping everything straight.  These two guys are phenomenal in many ways.  They have 5 women telling them what to do all day.  Not in a mean way, of course, but while we are out selling we need them a lot.   They should get an award for that feat alone!  Last but certainly not least are Sheryl Blue and Veronica Fischer.  These two dynamos have many great skillsets besides real estate!  Sheryl is also a professional organizer and does estate sales!  Veronica is a registered nurse and let me tell you if house shopping makes you stress, well, she’s got you!

What makes us different?  Well, let’s start with demographics.  Our Team cumulatively is a member of the Topeka (Sunflower MLS); Lawrence; Kansas City (Heartland); Manhattan (Flint Hills) Kansas and Dayton Ohio MLS (Chris).  Together we cover all of NE Kansas and Dayton Ohio.  One of the many perks of working with eXp Realty LLC is the flexibility to work across many states and countries for that matter.  What does that mean to you?  Your typical agent markets your home on ONE MLS which can range from 300 to 500 agents.  Now, let’s look at the top 20% are actually selling real estate in any market.  That means you have an exposure of 100 people looking at your home on the market.  We expose your home to 2700 agents.  That’s not including the extensive amount of marketing we do.  We also go “Outside the Box” by having a huge network across the country and depending on the motivation of our client we also include equity exchanging.

We approach every home sale with a plan and we make sure you know what to expect.  The old way of “stick a sign in the yard and hope for the best” is just NOT what we are about.  We expect more and you should too.

Exposure to the market.  When you’ve seen as many homes as we have you get pretty good at pricing homes.  Our goal is to make sure we don’t leave money on the table.  Your home is typically your most expensive asset and we treat it as such!  Anyone can under-price a home and get a fast sale.  It’s another thing to price it to get the best price possible and still have a record of a fast sale.  We aren’t miracle workers but we are good at what we do.

Experience is more than just being popular on social media! Experience is actually selling and negotiating hundreds and hundreds of home sales.  That’s where you learn how to make things happen.  The national average of homes any agent sales per year is 4 to 5 homes per year.  We sell into the hundreds per year.  Experience matters.  That’s one of the reasons why celebrities are comfortable with backing our team.  They know we are the safe bet!
